Staying With Twin Springs

Our Cancellation Policy

Cabin rental deposits are non-refundable if your reservation is cancelled with less than 4 weeks remaining before your arrival date. Deposits for holiday/holiday weekends are not refundable under any circumstances. Cancellation requests due to inclement weather will not be accepted. Date change requests will only be accepted if there are 4 weeks or longer remaining before your scheduled arrival date. Date change requests are subject to availability. Failure to arrive for your scheduled reservation with no communication will forfeit your deposit and you will be charged the remaining balance for all days reserved. 

Cabins cannot be reserved and will not be held without a deposit.

Reservation Policy
  • Date change requests will only be accepted if there are 4 weeks or longer remaining before your scheduled arrival date.

  • Failure to arrive for your scheduled reservation with no communication will forfeit your deposit and you will be charged the remaining balance for all days reserved. 

  • Cabins cannot be reserved and will not be held without a deposit.

  • Registered guests will be held accountable for all members of their group, including visitors.

Rental & Property Rules
  • NO visitors are allowed on resort property after 11:00pm

  • Only those guests registered (listed on the signed rental agreement) shall occupy a cabin.

  • We are a family-oriented facility.

  • Check-in time is after 3:00 pm. Your balance is due at check-in.

  • Check out time is no later than 11:00 am. Failure to vacate rented spaces by the time will result in a credit card charge for another night.

  • Resort quiet hours are 11:00 pm – 7:00 am. NO RADIOS.

  • Children are to be supervised at all times. Children doing laps around the resort will not be permitted.

  • The speed limit throughout the resort is 5mph. It is strictly enforced to ensure guest safety.

  • Speeding, racing, revving of motors, spinning, doughnuts, driving recklessly, or while intoxicated is not permitted.

  • Campfires are limited to fire rings only. 

  • No grills or camp stoves are allowed on picnic tables, cabin decks, or inside cabins.

  • Consumption of alcohol is only allowed on individual sites. Open containers are not allowed in the parking area or around store/garage.

  • Individuals must be 21 years of age to consume alcohol. Loud, drunken or disorderly conduct will result in forfeit of your stay with NO refund. THESE RULES WILL BE STRICTLY ENFORCED.

  • Drive only on designated roadways. DO NOT GET ON GRASS. All vehicles must remain in graveled areas only! You must park at your site.

  • Fireworks are not permitted on the resort property.

  • Towels & Linens – Replacement charges for missing, damaged or stained towels or linens are as follows: towel-$10, hand towel-$7, washcloth-$5, sheet set-$50.00, blankets-$40.

  • By reserving with us, you agree that all parties understand that cabins are smoke-free environments. Smoking in a cabin will result in a $200 nonrefundable charge.

Rental Waiver
  • The cardholder on file gives permission to the merchant to collect for any charges such as but not limited to charge tickets, damage, loss or excessive cleaning charge. You also agree to the resort rules and refund policies. We do not issue weather-related refunds. We do not issue refunds for early departure.

    WAIVER AND RELEASE OF LIABILITY: For and in consideration of being permitted by Twin Springs ATV Park and Campground to use its facilities and to participate in its recreational events and activities, on behalf of myself and/or any minor child or children within my charge, by signing this form, acknowledge that I and/or any minor child or children within my charge are aware of the dangers and, even so, I do hereby, on behalf of myself and/or the minor(s) our personal representatives and/or hears, executors, administrators and assigns, voluntarily agree to RELEASE, WAIVE, DISCHARGE, HOLD HARMLESS, DEFEND, AND INDEMNIFY the released parties which include Insurers, owners, agents, officers, employees, partners, parent, subsidiary or affiliated companies or divisions, predecessors, successors in interests, and assigns from and against any and all claims made or brought by the undersigned person or minor(s), or by anyone on behalf of the undersigned person and/or minor(s) for bodily injury, damage to property, wrongful death, loss of services or other claims which may arise out of my us and/or the minors use of the property or my and/or the minors participation in any activities thereon. I specifically understand that on behalf of myself and/or the minor(s) I am releasing, discharging and waiving any claims that I and/or the minor(s) may have presently or may have in the future for any negligent acts or other conduct of the Release Parties. This document shall be binding on the heirs, executors, administrators, and assigns of myself and/or the minor(s). I further acknowledge that I have read this agreement and I understand its terms and intend it to be a complete and unconditional release of all liability to the greatest extent allowed by law and agree that if any portion of this agreement is held to be invalid. The balance notwithstanding shall continue in full force and effect.
